What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement service, an appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they tour the home, they observe the layout of the rooms and other features, like stairs, patios, and pantries. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area of the home and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a measurement service?

Property taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — meaning you may be taxed for more space than you own! Unless a certified appraiser has recently performed an evaluation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your home on the market

A floorplan service can ensure that you're paid fair market value for your home. Area is one of the most important elements potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using a precise GLA when listing your home or property is to reference a recent appraisal or measurement service completed by an appraiser (after any renovation that might have affected square footage).

Material for agents

To ensure that your client's property closes at a price that appropriately reflects true market value, we advise requesting a home measurement of the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tactic to interest potential buyers because they can review the layout and details of the property before and after touring.
